Holiday Home Buying and Selling Tips

During my 31 years of selling Real Estate in Prescott, we have had numerous sales the week before and week after Christmas. It's a great time for serious buyers and sellers to complete 2011.
During the month of December, there are numerous visitors in town visiting parents, children, extended family and friends and. of course, our fantastic Christmas City. As were all aware, we're happy here and love to encourage them to relocate closer. Only one thing makes or breaks their possible relocation, which could be some weather front arriving. Personally, we have both sold properties when were so fortunate to receive moisture in the form of snow. We must all agree it looks like a post card!
Tips for Sellers
1. Always allow a showing of your home even if the exact time is inconvenient. You will always be better off showing your home than not having one. Rejecting a showing of your home may be shutting the door on a potential sale. Most buyers do not take the time to look at property during this very busy time so keep in mind that they usually are the serious one.
2. If you are considering a price reduction, do it now, not after the first of the year as we're short of out of town visitors then.
3. It's also a good time to offer a bonus to the selling Realtor and/or their Company to encourage showings.
4. Consider all offers as serious offers, because it will be a long time until we reach prime season. Don't forget the holding costs continue during our slower season.
Tips for Buyers
1. Set up showings as far in advance as possible with your Realtor. By doing that, the seller can make sure their home will be available for you to see.
2. Make sure you have a preapproval for your financing with your lender as it is necessary to attach one to your Purchase Contract. If negotiation is involved. be reasonable. Don't forget serious sellers may be more motivated now than in the spring and summer.
3. Prices are very good now. It does appear in many cases that they may have bottomed out. The inventory of properties available has been reduced recently, however, there is still a good selection.
4. The interest rates are near an all time low, but no-one knows how long they will remain that low.
5. Bring your check book to write an earnest money deposit made out to the Title Co. as they do accept personal checks. They are not cashed until buyers and sellers have a signed contract.
Conclusion
It's a great time for both serious buyers and sellers! Regardless of the good or picture perfect weather, buyers and sellers will make it a happy time for all.
